Selling
Selling your Oahu home
We review your property, your timeline and the market, then explain the options and the reasoning behind each recommendation.
What we look at together
- Your property and your timeline. What you are selling, when you need to move, and what matters most to you.
- Current market conditions. What is happening around your home, explained in plain language.
- Preparing and presenting the home. The options, with the reasoning behind each one.
- Offers and paperwork. Offers, counteroffers, disclosures and escrow, with each deadline tracked and explained.
If your property is leasehold, it is identified as "leasehold" in any advertising of the property.
How it works
- Tell us about the home.Use the short form, or ask what your home is worth.
- We review the facts. We look at the property and the local market. No automated estimate.
- You weigh the options. You get a plain explanation of what we see and what the choices are.
- You decide, we follow through. The decision is yours. We handle the steps that follow.
Curious about your home's value first? Ask what your home is worth. A market analysis from a broker is not an appraisal.
What selling costs
Draft: pending Hawaii advertising rules review
- 1.5% of the sale price, with a minimum of $8,000 and a maximum of $25,000. Hawaii general excise tax is included. You pay nothing up front: our fee comes out of the sale proceeds at closing.
- Handled by Marcus Suzuki (R). Open houses are included when we decide together that they will help your sale.
| Sale price | 1.5% of the price | Our fee |
|---|---|---|
| $450,000 condo | $6,750 | $8,000 (minimum applies) |
| $525,000 condo | $7,875 | $8,000 (minimum applies) |
| $1,100,000 house | $16,500 | $16,500 |

Paying a buyer's brokerage is a separate decision
Our fee covers only our work as your listing brokerage. You may also choose to offer to pay some or all of the buyer's brokerage. That is separate, negotiable and your decision. If you choose to, we put the amount or rate in writing and get your approval before it is offered or paid.
Example: on a $1,100,000 sale, our fee is 1.5%. If you also agree to pay a buyer's brokerage 2.5%, that adds up to 4% in total.
Commissions are not set by law and are fully negotiable. Your final terms are the ones in your signed listing agreement. For background, see how real estate commissions work.
Tell us about your home
